All housing societies are requested to please note the detail of special drive for Deemed Conveyance which will take place from 1st Jan 2021 to 25th Jan 2021.

A Deemed conveyance is a document executed to transfer the title of land and building in name of the housing societies. Conveyance is a process in which the ownership of the land on which a particular building complex is built gets transferred to the housing societies.

Many builders have not conveyed the title of the properties to the societies in the hope of availing more floor space index that may become available, or the benefits accrued to them in case the property is redeveloped. To stop this illegal practice, the government came out with a special law to enable societies get deemed conveyance.

    My society was handed over to a developer in 2014 , on behalf of society the developer got order of deem conveyance in 2015 ,but taking members of the society to register it is not done , so my question is whether the order of conveyance received in 2015 still useful or has lapsed?

    Can a individual flat owner file for deemed conveyance for his/her flat only, and get his/her flat conveyed in his/her name ? or Does he/she must file deemed conveyance with all the society members and the land gets conveyed in the society name ?

    Our building has been constructed 15 yars back by builder . He is not conveying the plot to our society saying that he will convey to apex body as we have around 10 building in the complex built by same builder .
    There are diffrent plots in the complex . can the builder avoid the conveyance by saying so . Can we take the advantage of the same in this scheme .
    Also the of the plot is with Mr Tikaker as per the talati records and not builder . Can the builder give teh convayance if his name is not in talati records

    WITH REGARD TO ‘DEEMED CONVEYANCE’, PL TRY TO ELABORATE MORE.
    THIS SPECIAL REQUEST IS MADE AS OUR SOCIETY HAS GONE FOR REDEVELOPMENT AND THE BLFG IS ALREADY DEMOLISHED IN NOVR LAST YEAR AFTER WHICH, ALL 90 MEMBERS’ R SCATTERED IN A DIFFERENT NOOK AND CORNER.
    THOUGH, ONE YEAR HAS ALREADY PASSED, TILL DATE, ABSOLUTELY NO PROGRESS WHATSOEVER, AS COMMENCEMENT CERTIFICATE FROM BMC YET AWAITED. THE DELAY IS DUE TO VARIOUS NO OBJECTIIN CERTIFICATE FROM DIFFERENT AGENCIES R PENDING FOR SUBMISSION TO BMC BEFORE ISSUANCE OF CC.
    PL GUIDE WHAT IS THE SOLUTION TO B ADOPTED, AS MANAGING COMMITTEE IS KEEPING ALL COMPLETELY IN DARK WITHOUT UPDATING.
