Godrej Properties Limited, one of India’s premier real estate developers, has unveiled the Pune edition of The Elevated Living Edit, a comprehensive research study focused on the homebuying preferences of the city’s affluent consumers. The study highlights a shift in luxury home definitions, with wellness, nature, and community emerging as key priorities for Pune’s elite buyers.
The findings reveal that 78% of Pune’s affluent homebuyers seek dedicated yoga and meditation spaces, while 74% prioritise wellness amenities more broadly. Additionally, 76% of respondents prefer homes with large balconies, and 72% desire greater access to green spaces, indicating a strong inclination towards integrating nature into living spaces. Community-centric living and recreational amenities are also valued, with 68% and 67% of buyers, respectively, expressing interest in these features. Sustainability and smart-home technology are increasingly important, with 64% and 60% of respondents prioritising these aspects. Notably, 79% of those surveyed expressed willingness to reinvest in Pune’s residential market, underscoring confidence in the city’s growth potential.
The report was launched at Godrej Hill Retreat in Mahalunge, Pune, during the Shubh Aarambh event, a signature home-handover experience by Godrej Properties. The event featured a discussion between Mayank Poddar, CEO of the West-East Zone at Godrej Properties, and actor Mrunal Thakur, moderated by Sujit Patil, Chief Communications Officer at Godrej Industries. The conversation centred on how wellness, lifestyle, and community are reshaping modern homeownership.
Mayank Poddar commented on the study’s findings, stating that Pune remains a dynamic residential market where homebuyers increasingly seek experiences that enhance their quality of life. He emphasised that luxury in Pune is now defined by wellness, meaningful community experiences, access to nature, sustainability, and thoughtful design. Godrej Properties is committed to scaling up its deliveries in Pune, with plans to deliver over 4,000 homes by the end of FY27.
In conjunction with the report, Godrej Properties introduced the Eco-Resort-themed clubhouse at Godrej Hill Retreat, Pune’s first resort-style development. The clubhouse features four distinct zones and seven themed gardens, offering over 25 resort-style amenities designed for active, connected, and experience-led living. The development also includes Pune’s first operational bowling alley in a residential setting, further enhancing its appeal.
As the real estate market continues to evolve, the emphasis on wellness and community-centric living reflects broader trends influencing homebuyer preferences. Analysts note that Godrej Properties’ focus on these aspects positions it well to meet the demands of modern homebuyers, ensuring sustained growth in Pune’s competitive residential market.
