Lodha Developers Limited, a prominent player in India’s real estate sector, has reported robust financial results for the quarter ending September 30, 2026. The company posted a profit after tax (PAT) of ₹1,013 crores for the quarter, marking a 28% year-on-year increase. For the first half of the fiscal year 2027, the PAT stood at ₹2,386 crores, reflecting a 63% growth compared to the previous year. The revenue for the quarter reached ₹4,468 crores, while pre-sales amounted to ₹5,037 crores.
Abhishek Lodha, the Managing Director, expressed satisfaction with the company’s performance, highlighting the sustained momentum since their IPO in 2021. The company’s PAT margins were reported at 22.1%, underscoring the strong underlying profitability of the business. Lodha’s pre-sales for the first half of the fiscal year accounted for over 40% of the full-year guidance, aligning with their projections at the beginning of the year. The company’s expansion in Bengaluru continues to progress, with a successful launch in North Bengaluru during the quarter. Additionally, Lodha’s pilot project in the National Capital Region (NCR) is advancing well, with a launch planned for the festive season.
Lodha’s RentCo business is poised for significant growth, particularly through its involvement in AI infrastructure development via data centres. The company anticipates a tenfold increase in its annuity income, from ₹300 crores to ₹3,000 crores between FY26 and FY32. Lodha’s commitment to excellence has been recognised by Newsweek, which included the company in its list of the ‘World’s Most Trustworthy Companies’ for the second consecutive year.
Despite the positive outlook, Lodha remains vigilant regarding the ongoing geopolitical tensions in the Middle East and the potential macroeconomic implications. The company noted that the recent rise in interest rates in India is unlikely to directly affect housing demand in their target segments, although they are monitoring potential secondary impacts.
Lodha’s financial stability is evident, with net debt standing at ₹5,279 crores as of September 30, 2026, and a net debt-to-equity ratio of 0.2x, which is comfortably below their ceiling of 0.5x. The company’s cost of debt for Q2FY27 remained stable at 7.8%, one of the lowest in the industry. Analysts view Lodha’s strategic initiatives and financial prudence as indicators of its potential to surpass its full-year profit guidance, maintaining its strong position in the market.
