Mumbai, October 23, 2026: Godrej Properties Limited (GPL), a prominent real estate developer in India, has announced its financial results for the second quarter and half-year ending September 30, 2026. The company achieved a booking value of INR 8,008 crores in Q2 FY27, marking a significant milestone with the sale of 3,658 units covering a total area of 6.2 million square feet. The first half of FY27 saw a 7% year-on-year increase in booking value, reaching INR 16,659 crores, the highest ever for the company.

The second quarter of FY27 was particularly noteworthy for GPL’s sustenance sales, which grew by 83% year-on-year and 43% quarter-on-quarter. This growth was driven by substantial contributions from projects such as Godrej Trilogy in Mumbai Metropolitan Region (MMR), Godrej Vanantara in Bengaluru, and Godrej Samaris in Gurugram. Additionally, new project launches, including Godrej Crown Residences in Noida and Godrej Regent Park in Bengaluru, significantly contributed to the quarter’s success.

In terms of financial performance, GPL reported a 31% year-on-year increase in collections, amounting to INR 5,318 crores in Q2 FY27. Operating cash flow saw a remarkable 297% quarter-on-quarter growth, reaching INR 1,584 crores. The company’s construction and related outflows also increased by 31% year-on-year in the second quarter.

Despite these operational achievements, GPL’s financial overview for Q2 FY27 showed a mixed picture. Total income grew by 38% to INR 2,575 crores compared to the same period last year. However, EBITDA declined by 72% to INR 171 crores, and net profit fell by 62% to INR 154 crores. The earnings per share for the quarter stood at INR 5.12, down from INR 13.45 in Q2 FY26.

Analysts note that while the decline in EBITDA and net profit may raise concerns, the strong operational performance and robust cash flow position indicate a solid foundation for future growth. The company remains optimistic about its launch pipeline and expects to surpass its full-year guidance across key operating metrics. Market observers will be watching closely to see how GPL navigates the challenges and opportunities in the evolving real estate landscape.
