Documents to be submitted while making an application to the Authority for registration of the real estate project under RERA, 2016.
1. Brief detail of enterprise – Name, registered address, type of enterprise and the particulars of registration, and the names and photographs of the promoter;
2. Plans – Sanctioned plan, Layout plan and the specifications of the proposed project or the phase thereof;
3. Brief detail of project – Project launched by promoter in the past 5 years, whether already completed or being developed;
4. Approvals and commencement certificate – Authenticated copy of the approvals and commencement certificate from the competent authority;
5. Location detail of the project – Clear demarcation of land dedicated for the project along with its boundaries;
6. Proforma – Allotment letter, agreement for sale, conveyance deed proposed to be sign by the allotees;
7. Apartment for sale – Number, type and carpet area;
8. Name and address – Real estate agents, contractors, architect, structural engineer, if any, and any other persons concerned with the development of the project;
9. Garage – Number and areas for sale in the project;
10. Declaration, supported by an affidavit by the promoter –a) He has legal title of land if not, then legally valid documents with authentication of such title; b) Land is free from all encumbrances, if not then details should be provided; c) Time period within which he undertakes to complete the project or phase thereof; d) 70% of the amount realized to be deposited in separate bank account. To be utilized only to cover the cost of construction and land cost already incurred. Provided amount from separate account shall be withdrawn after it is certified by an engineer, an architect and a practicing Chartered Accountant. Provided also that the promoter shall gets his account audited within 6 months after the end of the financial year by a chartered accountant in practice.
