Introduction: In the pursuit of equal housing opportunities, we present thirty crucial parameters that should be equal at every level when conceptualizing and implementing a government-sponsored housing program. These parameters encompass affordability, adequacy, equal land and construction costs, inclusive policies, green initiatives, and adherence to national standards. One Nation One Housing Policy And Thirty Parameters Which Are To Be Equal Nation-Wise State-Wise And Local Body-Wise

1. It should be affordable.

2. It should be adequate.

3. It should be same for land cost

4. It should be same for construction cost.

5. It should be same for same area.

6. All the utilities like water, electricity and sewerage should be available

7. Lift and car parking facilities

8. It should be based on per citizen space requirement.

9. For families, it should be planned in 3,6,8 members dwelling.

10. Average life of building is fixed at 33 years.

11. Insurable interests should be same.

12. The bankable interest should be same.

13. The banking loan, EMI, interest and valuation should be same.

14. Land value is separated from construction value and both should be comparable and equal in all respects for all families.

15. There should be no discrimination by religion, language, caste or ethnicity.

16. No gender discrimination

17. Should protect women, children and physically challenged persons

18. Gay, lesbian, third gender, same sex marriage all should be treated equally.

19. Green initiatives in building

20. National code of standards followed.

21. Should follow right to shelter and adequate shelter rules formed by United

22. Should addresss all climate changes, issues.

23. Should follow land compensation bond valuations.

24. Should follow Ministry of co-operation, Ministry of social welfare rules.

25. Construction companies will be rated and responsible for all constructions from pre project, project and post project rules.

26. Construction banks, weekly settlements and construction factoring and exclusive limited purposes construction banks, will take the responsibility.

27. No bank loan sanctioned will be drawn and kept in a separate Escrow account only on completion certification and also national compliance procedure.

28. Private builders should adhere to reserve the percentage of total FSI sanctioned and reserved, to appropriate the required FSI for affordable and adequate housing . And every architect should understand this. Sanctioning of FSI and adhering to National standard code should be understood by one and all, especially by architects.

29. RERA RBI house with housing loan is designed for 3 to 8 member households from 450 to 1200 sq.ft. built up area and carpet area from 300 to 800 sq.ft. at 150 sq.ft. of basic FSI with built up and 100 sq.ft. of carpet area per citizen as birth right.

30. The value of RERA RBI coupons will be for 3 to 18 lakh annual income at 20 % disposable income as EMI and up to 25 years bank loan and the interest rate will be decided by Reserve Bank. Insurable interest calculations will be decided by IRDA . This will ensure at 5000 to 22000 rupees as EMI monthly households can buy their own shelter without any front end money and benefits people who have no land to build house, no ancestors property, first shelter seekers, and convert rent into EMI and also will enable regularizing slums and also 33 year old structures can be demolished and built as new dwelling.
